Marketing Overview

The goal of marketing your Northern Virginia home is to get it SOLD.  The best way to do that is to bring the most qualified buyers as possible to your door.  So what does CJ Realty Group do?  Some of what we do is the same as any other active Realtor®.  List your home in in the local Multiple Listing Service (MLS).  The MLS is the #1 way to get the word out about your listing.  With the MLS comes "push technology" which sends your listing out on the internet to the major real estate websites such as Realtor.com, Trulia.com, major brokerage sites and thousands of individual agents sites throughout the Northern Virginia area.

Many agents stop there but we are just getting started.  We offer enhanced listings on Realtor.com which means instead of 4 photos your listing can have up to 25 photos.  We promote your listing on our website CJRealtyGroup.com and our local real estate blog as well.  We create video presentation which is uploaded to YouTube and through our IDX syndication process your home is being picked up by dozens of other sites as well.

In addition our custom signs (available at your request and option) stop cars and replace old fashioned brochure boxes.  Our custom address URL makes it easy for someone to find your home just by clicking on the address.

Your Responsibilities in the Marketing Process

Success in getting your Northern Virginia home sold lies with decisions you will make as well.  We will go over the neighborhood comps and talk about realistic pricing for your home.  If you overprice your home it won't sell or you will be presented with offers that you consider an insult.  Price is key to bringing buyers to the door.  With the transparency in the real estate market they have access to information on the latest sales as well.  They won't be fooled by an overpriced home.

Getting and keeping your home in showing condition also falls on your shoulders.  We will walk through your house and talk about the things that need to be done before it goes on the market.  The goal isn't to get you to spend tousands of dollars on updates but to help you understand that the way you live in your home may not be the best way to present it for sale.  If I ask you to put away collections or change out the bedspread don't be insulted, I've just had the experience of listening to buyers feedback and know what draws them in and what turns them off.
